      <image:caption>Main Entrance Collaborative Design Architects Inc. completed the design, retrofit, renovation and expansion of the Community Library Center in San Leandro.  This project included a careful balance of expansion and remodleing to recycle a forty-year old building into an aesthetic, state-of-the-art library and community center, capable of serving the community for another forty years.</image:caption>

      <image:caption>This 120-acre business park is the located in the largest city in Montana. The Homestead Business Park includes medium to high-rise office buildings; financial; multi restaurant; hotel, motel and convention complex; combination office-showroom and office-warehouse facilities; and a commercial-retail center. The Homestead became a model for future business parks in the northwest.  </image:caption>

      <image:title>Projects - San Leandro Civic Center, San Leandro, California</image:title>
      <image:caption>City Hall Entrance Second Floor Lobby This project encompassed master planning of a five-city-block campus renovation, a 30,000 square foot City Hall addition, a 45,000 square foot non-ductile concrete seismic renovation of the orginal City Hall Building including complete interior renovation, integrated on-site parking, and an overall unification of the campus. The project also involved the upgrade and remodel of the Public Safety Building. The project budget for this multi-phase, six-year project was $18 million.  </image:caption>

      <image:title>Projects - Kaiser Permanente Medical Office Building, Antioch, California</image:title>
      <image:caption>Designed to medical office standards, this 50,000 square foot office building was designed for professional condominiums or for a tenant to lease the entire building.   Building finishes include coffered ceilings and Italian tile floors in the lobbies and granite countertops in the restrooms.   An outdoor area for enjoying lunch or an afternoon break provides a panoramic view of Antioch and the surrounding hillsides. Plenty of secured parking as well as surface parking allowed the project to be the tallest building in the Antioch area.</image:caption>

      <image:title>Projects - Midtown Lofts, Oakland, California</image:title>
      <image:caption>This project brought a medical office building and a parking lot together. The existing medical office was “stripped” to the structural shell.  Asbestos abatement programs were performed along with a complete seismic upgrade.  The existing structure was upgraded to all current codes.  The office area, storage areas and ceiling mechanical plenums were all incorporated resulting in the ten, 2 story loft style condominiums. In the adjacent parking lot a second structure was constructed from the “ground up”.  The grade level became the parking area with a “post-tension” construction completing the shell up to the second story.  A four story residential building was then constructed on the podium resulting in an additional ten 2 story loft style condominiums.</image:caption>

      <image:title>Projects - Historic James Lick Building, San Francisco, California</image:title>
      <image:caption>The “Historic James Lick Bath House” was originally built in 1890 and was one of the surviving structures of the 1906 earthquake.  In 1908, repair from the damage was completed.  The building was built by James Lick, a major historical figure in San Francisco and California history.  It was originally a public bath house, a historic Chinese laundry in the 1920’s and ultimately an office building in the 1950’s.    Photo is right after the 1906 earthquake. Note that it is the only structure standing for blocks.  </image:caption>

      <image:caption>Without a doubt the Oakland Hills Tennis Club has a site placement unsurpassed in the East Bay Hills.  The challenge of this club was constructability in the severe slopes of the hills. After overcoming endangered species of plants, hill stability issues and very active neighborhood concerns, the design solution has an overwhelming view of the entire San Francisco Bay. The club has become a landmark structure and facility.  This club epitomizes the life style, the pride, the values of San Francisco bay residents.  The quality of the club continues to be the benchmark for other clubs to aspire to.  The club offers tennis, aerobics, fitness programs, massage, banquets, sauna, swimming (lap and recreational) and special custom fitness programs.   </image:caption>

      <image:title>Projects - Lewelling Veterinary Clinic, San Leandro, California</image:title>
      <image:caption>Our client requested an inviting entry space, airy and bright.  Our response was a relaxed interior space, with an ambiance decidedly more casual than clinical.  Broad expanses of windows and a peaked, blonde-wood ceiling allow the space to fill with sunlight, and the earth-toned interior calms nervous patients in neutral tones of mauve taupe and verdigris.  Even the structural elements are integrated into the color and material scheme of the building.  The colonnade of steel columns boldly introduces color and materials to the entrance of the building.</image:caption>
